Overview

Ferndale Gardens offers high quality residential living with an excellent level of care and support. The environment and furnishings have been carefully designed and selected to provide residents with a comforting, home-like environment.

Ferndale Gardens provides assisted living care in single rooms with ensuite or shared rooms (two beds) with ensuite. We also have accommodation specifically designed to meet the care needs for residents with dementia, in an independent secure unit called “Rosewood”.

Our facility provides a safe environment for all our residents, including access to beautiful courtyard gardens, where residents can socialise, relax or enjoy family BBQs.

General Features of Suites

  • Individual suites are generously sized and are fully furnished in a comfortable home-like style.
  • Each suite includes a fully adjustable, electrically operated bed, built-in wardrobe, a display unit, a stylish chair, and year round comfort of reverse cycle air conditioning.
  • Amenities include a refrigerator, a sink, a private en-suite, and a fully equipped servery.
  • All suites have a large window, allowing residents to have the most of the natural light and pleasant outlook. (Some rooms have a view of beautifully landscaped courtyards and gardens.)
  • An individual television set is provided in each room, along with facilities for a personal computer with internet connection or WIFI capabilities, if desired.
  • Residents can personalise their rooms with photos, decorations and even smaller items of their own furniture.
  • Each room has a telephone installed and a complete monitoring and emergency call system, enabling residents to access staff assistance 24 hours a day.
  • There are two lifts operating to service the three levels of the building.
  • Recreational facilities nearby include a library with books and DVDs, a gym room with treadmill and other gym equipments, entertainment facilities and craft room, as well as comfortable, lounge/dining areas for each unit and a private function room for family functions and entertaining.

Accommodation and prices

Ferndale Gardens offers 3 different room types with varying locations across the facility. The prices vary depending on the room type.

Residents can choose from a selection of payment options in the form of a Refundable Accommodation Deposit (RAD), a Daily Accommodation Payment (DAP), or a combination of both. Usually RAD is paid as a lump sum whilst DAP is paid periodically (e.g. every 28 days / 4 weeks in advance).

The DAP in the below example have been calculated using the MPIR (Maximum Permissible Interest Rate). The MPIR may change from quarter to quarter at the government’s discretion. For the latest figures, please contact us.

Single Luxury Room with Ensuite (top floor)

Maximum room occupancy: 1

Some of the suites on this upper level have lush bush views towards the south, whilst other suites have sunny northerly aspects. Each of these beautifully designed suites is in excess of 24 sq meters. The rooms are fitted with electric high/low beds, built-in wardrobes, display unit, kitchenette and bar fridge, reverse cycle air conditioning and flat screen television with cable TV/Foxtel, internet access and private telephone on request.

Residents can enjoy an elegant and cosy dining and lounge room. All common areas are beautifully furnished. There is also a fireplace, piano and various paintings for residents to enjoy. A large common sunny balcony nearby is ideal for BBQs or simply a sunny spot to relax.

Single Deluxe Room with Ensuite (ground floor and level 1)

Each beautifully designed single suite is in excess of 20 sq meters and comes with an ensuite, built-in wardrobes, display unit, kitchenette and bar fridge, reverse cycle air conditioning, flat screen television with optional cable TV/Foxtel, internet access and private telephone. The suites are conveniently located near the lounge and dining rooms. Most suites also have pleasant views over manicured gardens.

There are 15 suites on the ground level which have been specially designed to provide comfortable and secure assisted living for people with dementia. An activity and therapy area, dining and lounge rooms are close by and all suites have access to a specially designed garden and sheltered courtyard area.

Shared Deluxe Room with Ensuite (level 1)

Our shared deluxe suites are in excess of 20 sq meters each, with an ensuite, built-in wardrobes, display unit, kitchenette and bar fridge, reverse cycle air conditioning, flat screen television with optional cable TV/Foxtel, internet access and private telephone. Most suites also have pleasant garden views.

Residents have access to a cosy dining and lounge room with a large flat screen TV with Foxtel. All common areas are beautifully furnished and there is also a piano and various paintings for residents to enjoy.

Care and services

Care

At Ferndale Gardens, we carefully design and tailor the care we provide based on each individual’s personal needs, both physical and emotional. Each resident is assessed for the care required, and a care plan is developed. We have a complex Pain Management program developed and attended by our Physiotherapist and Registered Nurses. We are dedicated to optimising residents’ mobility in terms of providing regular exercise programs in our fully equipped Gym.

In addition to the trained staff we have on site 24/7, we also have the Facility Manager, Care Manager and CNS (Clinical Nurse Specialist), Registered Nurse and Enrolled Nurse, Diversional Therapist, Physiotherapist and assistants in nursing.

Many staff working at Ferndale Gardens are multilingual, to ensure easy and open communication with our residents.

Residents have access to a visiting doctor service. Staff can provide assistance in obtaining hospital and specialist medical services. If our residents require special attention or access to specialists, we can refer them to Allied Health Professionals to access Speech Pathologists, Therapists, Dieticians, Podiatrists, Psychologists, Pharmacists and Gerontologists.

Ferndale Gardens also provides bone density testing on site. A special exercise program is provided by the physiotherapist to prevent fractures.

There is a hairdressing salon, boutique and café located on ground level accessible for all residents and their families. We also provide aromatherapy.

Extra Services

Ferndale Gardens is recognised as an Extra Services facility because we offer a higher standard of accommodation and additional hospitality services.

Extra Services inclusions:

Meals

With skilled in-house chefs and dining areas located in each unit of our facility, we are able to offer our residents a more intimate dining experience.

Our head chef creates three gourmet meals each day with two choices for lunch and dinner, as well as sweet and savoury morning and afternoon tea. A light supper and a variety of fresh fruit are also provided.

Menus are reviewed regularly by a dietician in consultation with residents and are changed seasonally. A copy is given to each resident and their family in advance. Special diets and cultural taste are catered for and meals can be served in residents’ rooms on request. Meals can also be arranged in advance for visitors who wish to dine with their loved ones.

Care costs

Basic Care Fees

All residents need to pay Basic Care Fees to aged care facilities to contribute towards their living costs, such as:

  • Meals and refreshments
  • Linen and personal laundry
  • Assisted living care including personal care as required
  • Air conditioning (heating and cooling), energy and water expenses
  • Cleaning and maintenance of the facility
  • Fire safety and security
  • Administration and staff costs
  • Rates, taxes and charges payable to councils and government authorities

The Australian Government regulates the maximum Basic Care Fee which is set at 85% of the single person’s age pension and it is changed twice yearly in line with age pension increases. The current Basic Daily Care Fee effective till 20 September 2023 is $60.86 per day.

Means Tested Care Fee

Under the Government new care fees and means testing arrangement from 1 July 2023, some residents may be asked to pay Means Tested Care Fee as an additional contribution if they can afford to.

Prior to entering Ferndale Gardens, prospective residents need to have their combined income and assets assessed by Centrelink or Department of Veteran Affairs. The Department of Social Services will determine the appropriate daily Basic Care Fee and Means Tested Care Fee payable by the individual.

There are safeguards for residents who pay Means Tested Care Fee because it is capped at $32,718.57 per resident per year, and a lifetime cap of $78,524.69 per resident. Once you have reached this cap, you will not have to pay any further Income or Means Tested Fees. Any income-tested care fees you have paid since 1 July 2023 in a Home Care Package prior to moving into an aged care facility will also contribute to your annual and lifetime caps.

Extra Services Fees

Ferndale Gardens provides a higher standard of luxury accommodation and additional hospitality services, and thus is approved by the Department of Social Services as an Extra Services facility. As such, this higher standard of service attracts an additional daily fee.

The Extra Services fee is $49.00 per day for top floor rooms and $30.70 per day for other rooms. (Prices applicable to new residents entering Ferndale Gardens from 1 December 2014. Prices are correct as at 1 April 2015.)

Please have your financial information ready, especially details of your income and assets information before you call and please ask as many questions as you need to.

Eligibility assessment and application

Entry to Ferndale Gardens is based on a thorough assessment, and consultation with the prospective resident, their family and community care workers. Prior to admission, all applicants must be assessed by an Aged Care Assessment Team (ACAT), and have a completed ACCR form. This will confirm that the applicant would be suitable and has approval to receive assisted living.
